Should You Hire a Property Manager or Self Manage Your Rental?

Plenty of Texas owners self manage a rental, and for some it works well. For others, the time and risk quietly eat into returns. Here is an honest look at the trade offs so you can decide what fits your situation.

When self managing can work

Self managing tends to make the most sense when you live near the property, have just one or two units, enjoy the hands on work, and have time to answer calls during the day. If you are handy and comfortable with leases, screening, and the occasional difficult conversation, you can save the monthly management fee.

The real cost of your time

The management fee is not the only cost of doing it yourself. Marketing the home, showing it, screening applicants, drafting leases, collecting rent, coordinating repairs, and handling after hours emergencies all take time. Many owners find that a second job is not what they signed up for when they bought an investment property.

Legal and compliance risk

Texas landlords have to follow fair housing law, the Texas Property Code, security deposit rules, and proper notice and eviction procedures. A single misstep, such as an improper notice or a screening practice that runs afoul of fair housing, can be expensive. Professional managers stay current on these rules so you do not have to.

Screening and placement

Placing the wrong tenant is one of the costliest mistakes an owner can make. Thorough screening across credit, income, rental history, and background takes systems and access that most individual owners do not have. The quality of the tenant you place often matters more than the speed.

Maintenance and emergencies

A burst pipe at midnight does not wait for a convenient time. Managers have vendor networks and on call systems to handle emergencies fast, which protects both your property and your tenant relationship.

When hiring makes sense

If you own multiple units, live out of the area, value your time, or simply want the legal and financial risk handled by professionals, hiring a manager usually pays for itself. The goal is to keep your rental an investment rather than a burden.

The bottom line

There is no single right answer. Be honest about your time, your distance from the property, and your comfort with the legal side. If the work is starting to feel like a job, it may be time to hand it off.
